Leak Detection Service

Finding building leaks can be a frustrating process if you are unsure about where to look. Below is an example of the leak repair process I have personally used to find and seal dozens of leaks on Melbourne Homes.

1. Visual inspection to identify potential leak point(s).

Some examples of potential leak points:

  • Cladding

  • Flashing Joints

  • Electrical conduits running through walls

  • Observing the general area above the leak location, taking note of potential leak openings. These potential causes can be numerous depending on your building, so it can help to write them down.

2. Water Test (with a hose) each area identified as a potential cause, in a logical sequence starting from the bottom, moving upward vertically - This reduces the chance of testing too many areas at once and creating a cloudy result.

 

3. Work through this process until you get a leak/drip and iterate from there.

Repeat the testing process.  Continue to break the leak area down into smaller areas by testing a smaller and smaller section (think of having your eyes covered and playing a game of cold, warmer, warmer, hot - for example).

 

4. Repair the leak using suitable sealants or construction materials. 

Note: To make this process quicker, taking a small piece of ceiling plaster out helps a lot. When the water test is in motion, this improved access allows the feedback process to be clear and rapid - Some leaks are more stubborn and will not leak for a longer period when tested which makes them difficult to find.
